Restrictive Covenants for Plat and Pricing of lots for Burress Addition
1. All homes erected on any lot shall be a stick-built home on the premises or a factory stick-built home. Factory stick-built homes include modular homes consisting of pre-selected, pre-fabricated units or modules and transported to and/or assembled on the site of its foundation having exterior materials similar in appearance to custom built on-site dwellings. Mobile homes or doublewide mobile homes are prohibited.
2. One home shall be built on each lot with a minimum footprint of 1,600 square feet, not including the basement or garage. Duplexes shall contain a total minimum footprint of 2,000 square feet, with each living unit containing a minimum of 1,000 square feet.
3. Each home shall contain an attached garage or carport, which at a minimum shall accomodate two vehicles. Duplexes shall contain attached garages or carports, which at a minimum shall accomodate one vehicle per living unit. Carports must be attached and constructed of the same materials as the dwelling.
4. All driveways shall be paved with concrete or asphalt.
5. All utility services to each dwelling shall be underground.
6. Tree planting is prohibited within 20 feet or property lines.
7. Metal outbuildings or storage units are prohibited.
The sale price of the lots was set at $12,000 per lot. The New Homebuilder Incentive Package will also be offered to each purchaser. As further incentive to complete the home in a timely manner, the council agreed that if the home was completed within 2 years, a rebate of $3,000 would be refunded to the lot owner. However, if the home is not completed within 2 years, the owner will forfeit the $3,000 rebate as well as the Home Builder Incentive package.
NEW HOMEBUILDER INCENTIVE PACKAGE
Must apply and be approved by the Economic Development Committee. The Homebuilder Incentive package provides up to $2,500.00 for the following city services on new homes:
1. Waive the cost of a zoning and building permit, estimated at $30.00, depending on the size of building.
2. Waive the cost of installation of one culvert, estimated at $450.00, depending on size, length, etc.
3. Waive the sewer tap fee, currently $250.00, including the cost of tap fitting.
4. Waive the water tap fee, estimated at $1,000.00 for 1" meter.
5. Waive cost of electrical meter service tap, currently $750.00, for single-phase residential cost of meter loop.
If any of these services are not needed, credit for those services is forfeited.
